Stays with Boat: all furniture, all bed furnishings, kitchen appliances, all kitchen cooking pans, dishes, and glasses, all electronic equipment, bathroom & beach towels and items, grill, vacuum, fire extinguishers, and most personal and houseboat “Live Aboard” items reflected in the ad photos.

Known Shortcomings:

- Exterior: Worn/Damaged Front Canvas/Screen and Worn Canvas top deck roof

- Right (Starboard) inboard engine has Gimbal Bearing engine to out-drive making slight noise making that in-board/out-board unusable until the Gimbal Bearing is replaced. Repair will require lifting the houseboat from the water to gain access to the Starboard out-drive. Starboard engine and out-drive is completely operable, but, the Gimbal Bearing is making a grinding noise. Cost Estimate to replace the Gimbal Bearing & rubber boot is approximately $1,500 with the boat lifted from the water. I will refund $1,500 from the sale price to cover this repair. All drive train components were completely on-lake operable eighteen months ago and were exercised, two weeks ago.

- Front facing spotlight and horn inoperable

- Rear Deck Lights inoperative

- Small refrigerator and Ice Maker at upper bar inoperative

- Stacked Washer and Dryer, washer only functions at hot setting.

- Carpeting in Master Salon is dog scratched.

Sale:

- Sale will be final at the houseboat’s current physical location, with no warranties offered. Current Slip Fee at Herrington Lake Marina is $3,100 per year which includes water, but does not include electricity. The current slip is paid through July 31st, 2022.
